Can foreigners own land in Costa Rica?
Yes. Foreigners have the same property rights as Costa Rican citizens for titled land outside the Maritime Terrestrial Zone (ZMT). All three Bohemia Living lots are titled — no concession complications.
How does the buying process work for non-residents?
You don’t need to be a resident to buy. The transaction is handled through a Costa Rican attorney and a notary public. Most foreign buyers either fly down to sign in person (a 2-3 day trip) or sign through a power of attorney. Closing typically takes 30-60 days from signed offer.
What are the annual costs?
Property tax in Costa Rica is 0.25% of the registered value annually — roughly $500-1,000 per year for our lots. Water service through ASADA runs about $20-40/month. There are no HOA fees, no special assessments.
What's included with the lot?
All lots come with: clean title (we provide registry documents), water connection through ASADA, electricity available at the road, and registered access. Buyers are responsible for electricity connection fees from the road to their building site (typically $1,500-3,000 for electric depending on distance).
Is the title actually clean?
Yes. We provide complete registry documentation through the Registro Nacional de Costa Rica, including the Plano Catastrado and Folio Real. Your attorney verifies all of this before closing — standard process.
What can I build, and do I need permits?
Costa Rica requires building permits through the local municipality (Golfito) and an architect’s involvement. Most foreign buyers work with one of several reputable architects in the southern zone. Construction costs vary widely — a quality 2-bedroom home runs $80,000-150,000 depending on finish level. We can recommend trusted architects and builders.
How far is Pavones from major airports?
Liberia (LIR): 7 hours by car. San José (SJO): 6 hours by car. Golfito (GLF): 50 minutes by car, with daily flights from San José (45 minutes flight time). Most buyers fly to San José and either drive down or take the regional flight to Golfito. David (DAV) international airport in Panama is 2 hours by car.
Is Pavones safe?
Pavones is one of the quieter parts of Costa Rica. The local community is small, established, and welcoming to people who arrive with respect. Standard precautions apply as anywhere — but violent crime is rare and the area attracts long-term residents and returning surfers, not transient tourism.
What if I'm not ready to build right away?
Many buyers hold land for several years before building. Property tax is low and the lots require minimal maintenance (occasional brush cutting). If you’d like, we can connect you with local caretakers who handle this for $30-60 per month.
Why are you selling these lots?
We acquired this land many years ago and developed three of the parcels for our own use. We’ve decided to release them to others who feel the same pull to Pavones we did. We’re not a development company — we’re owners who’ve lived here a decade and are passing on what we love about the area.
Can I visit before buying?
We strongly encourage it. Spend at least 3-4 days in the area to feel the rhythm. We’ll meet you on the land, walk you through each lot, and connect you with the local services you’d need (attorney, architect, builder). No pressure, no obligation.
What payment methods do you accept?
International wire transfer to a Costa Rican escrow account is standard. Some buyers structure the purchase through a Costa Rican corporation (S.A. or LLC) for tax planning — this is your decision and we can connect you with attorneys who handle this regularly.
